<p><span style="font-size: 11.0pt; font-family: Calibri,sans-serif; color: #1f497d;">We had a good week for rates as they trended downward slightly this past week.  Rates dropped around 1/8<sup>th </sup>mostly fueled by a close election in Italy which once again brings Europe into the spotlight of the world economy.  The U.S. also did its part by letting the sequestration begin on the 1<sup>st</sup> but this didn’t have a large impact since the cuts are to be spread over time.  Most investors (those that buy and sell mortgage backed securities) are looking to March 27<sup>th</sup> as a more important date as this is when the government will shut down if Congress doesn’t act.  It’s going to be an interesting month for rates as we draw closer to the March 27<sup>th</sup> deadline and Italy continues to make headlines.  </span></p>
<p><span style="font-size: 11.0pt; font-family: Calibri,sans-serif; color: #1f497d;"> </span></p>
<p> <span style="font-size: 11.0pt; font-family: Calibri,sans-serif; color: #1f497d;">My topic this week away from the normal rate conversation touches upon tax season.  Clients and borrowers are filing taxes as we speak in anticipation of the April 15<sup>th</sup> deadline.  The sooner they file the better, but also keep in mind that most lenders (UFCU included) will require tax transcripts for whichever years of returns are being used.  The IRS typically tells a lender it will be 4-6 weeks before a transcript is available from the date of processing of the tax return, not the date it was sent in.  For most borrowers this isn’t an issue unless they are self-employed but can come up once we get closer to the April 15<sup>th</sup> deadline</span></p>

<li><span class="gray-style-decimalh-nonbold"> Keep an eye on small children when a fire is burning, and keep them away from fireplace tools. Consider installing a childproof fireplace gate. </span></li>
<li><span class="gray-style-decimalh-nonbold"> Never leave a fire unattended. Remember to put it out before leaving the house or going to bed. </span></li>
<li><span class="gray-style-decimalh-nonbold"> Install smoke detectors on every floor of your house as well as inside and outside of bedrooms. </span></li>
<li><span class="gray-style-decimalh-nonbold"> If your wood-burning fireplace has glass doors, leave them open when burning a fire. This helps ensure that the fire receives enough air and prevents creosote — a gummy substance created during the burning process — from building up in the chimney. </span></li>
<li><span class="gray-style-decimalh-nonbold"> When the glass doors are open, make sure the metal mesh screen is closed. This will help contain the embers. </span></li>
<li><span class="gray-style-decimalh-nonbold"> Never start a fire with flammable liquids. Never burn trash, debris or cardboard boxes. </span></li>
<li><span class="gray-style-decimalh-nonbold"> Avoid using soft, moist wood, which accelerates the buildup of creosote. Use seasoned hardwood instead. </span></li>
<li><span class="gray-style-decimalh-nonbold"> If you have an unvented gas fireplace, make sure you open at least one window for air circulation. </span></li>

<p>Central Texas is expecting a freeze over most of the area tonight.  More rural areas and the Hill Country typically see lower temperatures than Austin.  Don&#39;t neglect to protect your pipes!  The easiest thing to do is to turn on your outdoor faucets so that the stream is the size of the width of your pinkie finger.  Much more effective than wrapping them!  Don&#39;t forget to bring in or cover cold sensitive plants.  And remember, if it is too cold for you, it is likely too cold for your pet(s)!  Bring fido and kitty inside or provide shelter with plenty of warm covers.</p>

				<content:encoded><![CDATA[<div class='posterous_autopost'>The Texas housing market posted a 14% increase in sales volume with roughly 6% increases in both median and average sales price, according to the 2012-Q3 edition of the <em>Texas Quarterly Housing Report</em>. Here are some highlights from the report:

<li>Median sales prices for properties was $161,500, which is 6.46% more than third quarter 2011. </li>
<li>Average sales price had a similar increase, up 5.74% from the same quarter last year, to $208,515.</li>
<li>The latest statewide inventory figure indicates Texas overall has shifted to a seller&#39;s market, and data show this is also true in many local real estate markets.</li>
<li>Many areas of Austin are in an EXTREME seller&#39;s market, especially Southwest and Central Austin.</li>
<li>I predict as high as a 10% price increase in early 2013 for these areas and others</li>

<p><b>One of the biggest mistakes I see home owners make is not properly watering their lawn.  In Texas, consistent watering, even in winter, is critical to not only proper maintenance of the lawn and landscape, but also of the home structure.  The foundation needs consistent, even watering to maintain its integrity.</b></p>
<p><b>A well maintained lawn does not happen over night, but learning proper watering will get you on your way!</b></p>
<p><b></b></p>
<p><b>Water deeply. </b><br /> Including rainfall, lawns need about an inch of water per week to stay green during summer. While it may seem logical to water your lawn daily for short spurts, it’s actually better to water deeply and less often. Your grass achieves a root system that goes deeper than the roots of weeds; then the weeds die when the ground dries out, leaving only lush green grass.</p>
<p><b>When to water.</b><br /> The magic hour for watering is in the early morning, when water demand is low. After 10 a.m., summer heat can steal moisture from the lawn through evaporation. Only water when your lawn needs it. For example, if your grass doesn’t spring up after you walk on it, or if it starts to curl, turn on the sprinklers. Grass on sunny southern sides of a home will need more watering than shady areas and lawns with northern exposures. Of course, after a heavy rain you should skip watering until your grass needs it again. </p>
<p><b>Speaking of sprinklers.</b><br /> Many sprinklers have multiple settings. Set yours to throw larger drops of water semi-laterally. The high, fine mists tend to evaporate too quickly. If you have an automatic sprinkler system, don’t forget to check the heads every now and then to be sure they haven’t veered off to water the side of your home or driveway.</p>
<p> With a little effort, you can keep your lawn looking beautiful!

<p class="introText"> 										If you’ve dug through your supply closet for more than five minutes in search of one item, it might be time to re-organize and clear out the clutter. Try these simple tips for getting rid of the clutter and making more room for yourself!</p>

<p><b>Start Small, Think Big</b><br /> Pick one space like a counter top or a messy drawer to tackle first and set aside just ten minutes to work. When you choose an area with strict parameters, you won’t feel quite so overwhelmed by the clutter and you’ll accomplish a lot more in the long run.</p>
<p><b>Let it Go</b><br /> Are you keeping anything because you might need it someday? Chances are, some of these items may never be used enough to warrant taking up space. As you clean up around your home, start a “might use” pile for anything you don’t often use and dedicate time to deciding if you really need each one—then toss or donate what you don’t want. </p>
<p><b>Invest in Organization </b><br /> There are lots of great products that make storage a snap. For a messy closet, consider a vertical shelf unit. A fabric model will hang from your closet rod, is inexpensive and can exponentially increase your storage space. Too many shoes? Try an under-the-bed bag with dividers for each pair or an over-the-door unit for easy access and visibility, plus you’ll never need to dig for that second shoe again.</p>
<p><b>Put Your Items to Good Use</b><br /> Once you’ve cleared out your clutter, don’t just toss it—donate it! If old items like clothes, unused appliances or office supplies are in good condition, take them to your local donation drop-off or consignment shop. Many of these stores will be happy to take your donations or compensate you for your goods. Best of all, donating items not only helps local organizations, it could help you earn tax deductions next year! </p>
<p>When you set aside a little time and a few dollars to the cause, you can start clearing out your home for a fresher look and a cleaner feel, just in time for spring!</p>
